The Zestimate reminds me of baseball card values when I was a kid, mythical. Mine is a touch over $200K higher than 2019, a big drop from the mythical value of 6 months ago. Not selling, but it's amusing still. Zillow is a joke.

still up 170k, max it was up from purchase price was 220k, probably will go down to 120k over closing and then start climbing back up to 250k over closing by 2024
buying in urban Texas in 2020 in the Austin/Downtown Houston/dallas area was one of the best buys, Texas housing market was WAY behind the national standard and wont go back down to those prices ever again. Buying at those stupid low prices in extremely high growth areas of jobs and economical growth plus record low interest rates has about a 0% chance of coming out behind.

zestimates are absolutely a fantasy number. will be hilarious when these people actually need the equity they think they have that is evaporating by the day, go to the bank and realize they have nothing.

I'm not one who doesn't see any advantages to renting, however the rentcel cope is so far off the mark in these threads, it kind of makes sense why none of you can afford to own.
What % of houses do you think we're bought in last 18 months? Only those people will be left without equity, but they will be locked in at a cheaper than free money 3%. Living in a nicer and more spacious home than they could afford for same price renting.
The other 95% will have that true, and still gave equity.

Zillow put their money where their mouth was, buying properties that were "undervalued" against their Zestimate to flip, and literally lost a billion dollars doing it. Don't trust that chit.

I'm not rooting one way or another and I'm definitely not a rentcell. I do think zestimatecels are in for a rude awakening.

Still up $345k from purchase price
LMAO @ OP. Keep coping.
Don't forget to ask permission from your landlord whenever you want to hang up pictures. And patch up those nail holes or else say goodbye to your deposit.

Houses that sold for 500k during the summer are now renting out at the equivalent mortgage of $300k house. Investors are completely fukked.

Worst case scenario is not gonna be fun. Imagine getting raped by property taxes and then have to contend with equity evaporating. Enter Fed trying to kill inflation by killing your job lol.
