Why all Australian boomers are now multi-millionaires

In summary:
1)
-there was an economic crash in the 90’s (Asian financial crisis)
-in order to stimulate the economy, the Howard government paid people $14k to build a new house (that was a decent deposit in those days)
-many people who couldn’t afford a deposit (including me) suddenly went and bought land and built houses
-due to the economic recovery, those houses were worth twice their cost by the time they were built

2)
-at the same time the banking sector was deregulated. People were getting what were effectively ninja loans but house prices (and rents) were rising so rapidly it didn’t matter
-the concept of “equity” - using unrealised capital gains in one property to secure borrowing for another property - allowed people to acquire large numbers of cashflow-positive rental properties, again pushing up prices

3) all this occurred against the backdrop of massive tax concessions that allowed:
-zero tax paid on the capital gain realised on the sale of the family home
-a 50% discount on the tax paid on the capital gain on the sale of investments
-any losses on an investment property (including paper losses like depreciation) could be deducted from salary (so taxpayers effectively subsidised any “bad” investments)



So now everyone here in their early-mid 40s or above is a multimillionaire
