That's literally what people like you were saying in about August 2007 about 5 months after the peak except they got a 5.21% rate in June 2003 which they thought was incredible.

I bought 8 years ago and refinanced at the lowest rate possible. I live in Mass and the average rent price is $2500. My mortgage is $1500. How is me spending $1000 more a month in rent and not having 300k in equity A bEtTeR FiNaNcIaL decision? Even if the housing market would completely collapse (PS it won't. Demand is still way too high. I work for a developer and all of our projects are bought before we even start building)

Property value is higher since buying in 2018, mortgage is about equivalent to or slightly less than cost of renting, and locked in at a refinanced 2.85% 15-year rate.

You're not losing money. If you bought now instead of renting, you absolutely would be. The nuance of this discussion is what eludes most misc "experts".

My bish of an ex wife took the house in the divorce AND I had to pay alimony. I'll never own one again OR end up with some big girl who looks like a bag of oatmeal. A life of crime, being a rent chad and doing Pepsi is all that you really need.

A home is really only necessary if you plan on giving it to your ex as a present to compensate for doing prostitutes and drugs.
