I wonder why renters don't just rent a car instead of buying one?

There's literally hundreds available across the city. Just jumping on padmapper and filtering for 3/4 bedrooms yields 252 results, and that doesn't include Realtor or ******** marketplace.

My home has gone up enough in price since I Bought it to cover the cost of me putting on a new roof, landscaping and fencing the back yard, and finishing the basement. And of course doing those things added even more value despite costing me money.

Nope, landlords just like to give discount deals to their rentcels tenants on their monthly rent dues out of the goodness of their hearts. They'd never put in all the work to try actually making a profit off of rentcels, so the landlords just absorb the various costs of ownership like property taxes/interest on mortgage loans/etc. and pass the savings on to the rentcels so the rentcels can have a little "extra spending money for the holidays!"

Misc seems to be the only place where all the renters are rich, due putting all that extra cash into the market..

IRL every rentcel I know is some poor single mom or recently divorced person, or someone just out of college early in their career.

If you do the numbers in most major cities it is the same - the people making money on rentals are the ones who bought years ago, not investing currently.

Some cities it's even worse. City of Toronto average market rent for a single family home is $3500. Average sale price for a 3 bedroom townhouse: 1.1 million. Detached is 1.3 million. So mortgage and property taxes is over 6k.https://www.zolo.ca/toronto-real-estate/trends

And if you look at that chart for average housing prices you'll see negative numbers in every column. Those are stats straight from MLS.
SD crew and can confirm these numbers.

And anyway, real estate is fukked now that the Fed is done printing. That's all you really need to know.

The blue line is money printing, the grey line is change in housing prices 12 months later. Check out that correlation post 2010.

If your investment thesis foranythingdoesn't start with "the Fed...", that thesis is wrong.

It all depends, everyone's situation is different. Ya if you bought last year, or the year before. Not good. If you bought 4-5 years ago or longer, you are still in fine shape with no worries.

I'm in my property for a $225K mortgage. Its still worth $625K all day and I'm locked in at 2.68%. So I'm up $400K, adding up the down payment and refi costs I'm out of pocket $11K but paper gains of $400K.

That's not counting my mortgage payments. They are $1150/mo, including escrow. Both houses on each side of me are rented. One for $1900/mo, the other for $2200/mo.

Ya I should have explained better.

My property, I'm including my house and a 1/2 acre lot I have in the mountains that's in my mortgage. Looking to build a house up there once we get a republican POTUS back.

The house is roughly $400K-425K, land another $200K-225K but its all lumped into one mortgage.

Basically I bought a house for $175K, 1/2 acre lot for $75K

I did a refi to make it easier to buy the land and rates were so cheap I went that route versus taking it out of my savings.

I have $800,000 of equity in my house which I bought 7 years ago....pretty sure if I was renting I would have had a simple net outflow of money around $2.5k/month for a 1 bedroom apt.

Owning?
3 bed / 3 FULL bath house
I live in the master, rent out the other 2 bedrooms for $1.2k each room ($2,400/month total)
Tax benefits from writing off the interest on the mortgage / property taxes - when a republican comes back in office the $10k cap will be lifted and I'll be able to write it all off again
I'm paying myself every month, instead of paying a landlord
It's MY PROPERTY and I can do whatever the F I want.
It keeps going up in value
I can leverage the property or take a HELOC to buy additional properties when I feel like it...or just buy another one outright because I have the money anyway
My house is a leveraged asset, I only put $200k down 7 years ago, and now I have $800k of equity.
I have a lot of money in a few brokerage accounts, please let me know where I can turn $200k into $800k over 7 years consistently, and with tax advantages, and with huge dividends every month (rent).

The only people who argue in favor of renting are poor people who can't afford to get into RE. It's 100% pure cope.

BTW today is the 3rd, your grace period for rent ends today. You will be assessed a $75 fine for late rent after today!

Rent isn’t going up. Inflation is going up.

Housing is dogchit.

I bought an apartment in 2005 and 2006. One is paid off, one is close maybe 4 years.

I’ll never own again. I have to pay 20 percent for some agent to collect the rent. I don’t have time to do it myself, as I’m not a pleb and have. Better things to do with my free time then spent me my weekends going over to some ****** house. In 2009 o e of my apartments was turned into a meth lab, which cost 15k to fix, add the ongoing maintenance. Strata fees during that time have skyrocketed, and nothing more has been added.

Overall I’ve paid close to 600k Aussie for some
Apartments worth less than that, which has devalued even more now because of inflation.

All of this is being that most guys will get divorced and lose their house anyway, since so many of you are clearly massive losers, but many of you have given up sloots I can tell, because you live I. The middle of nowhere.

Like I said, I work for a major investment bank. I don’t need some misc rural incels to tell me
I’m wrong Ohhh but by zillow. If you bought in January snd had to sell now, you would literally hsve to sell at 30 to 40 percent less. The cope is so bad from mortgagecels here. It’s because like fat single moms they tie their lives up in being a “homeowner” who owns the deed. Who backs the loan?

Grow up boyos

Does OP understand that he's going to pay rent forever, until the day he dies?

Meanwhile my mortgage is done in 4 years.

I have a side education business which is exploding right now but I’ve predicted that earn about 20 to 30k I honestly believe that at scale I’ll probably get it much higher in the next few years so a lot of work building that.

I work about 60 to 70 hours a week though I also live in a rich part of Sydney unlike gojirra who lives in a surburban ****hole. I also have two kids one in London one in asia for which I’m basically paying for an apartment in London to keep that bich happy, but I’m in shape and still fcuk younger girls so it’s good.

The key is that I’ll be living half in Latin America and half in Asia by the time in forty but still pulling in 150 to 200k to cover costs and love a good life. I have two apartments jn Perth but pay minimal mortgage and they are still years away from being paid off, I’m thinking of buying ankther house in a couple years as Australian property prices are collapsing. I’m also qualifying to be a immigration lawyer in Australian now but it’s on pause for another 6 months. But this will allow me to make sig fugues as my own business wherever I want. Plus my other sources of income.

I’m very dynamic though and well educated. Most Americans especially on misc never leave their home towns so for this reason alone most people will never make this kind of income. Rather just whinge on here.

I also don’t drink and if I went out just one day a week drinking none of this would be possible. I attribute my success to almost 10 years of sobriety and if I had not waste 18 yo 27 drinking and drugging who knows what else I would of achieved maybe I would be worth 10 million or an expert in my field either way it’s the journey that makes the man.

Another point they is the reality here that American didn’t understand is that you average Australian is 6 times wealthier than your average American so one day my parents will die and me and my sister will receive about half each of the 6 million In property assets which is not that unusual if you grow up in Australia.
Whoops

And working 60 to 70 hours a week

For less than a tradie wage

Big oof
