There was a guy in Toronto who was renting out houses, then subdividing the house he rented into much smaller spaces and renting them out for cash. So he'd pay $3000 a month in rent but have 6k in revenue a month from people who couldn't either find proper rentals or afford real places to live. And he'd have 5-6 going at a time.

It was actually brilliant because they couldn't evict the people inside the place because they weren't even tenants, they had to evict the guy on the lease to get rid of all the people inside.

This isn’t at all uncommon in places where workers often reside when executing projects and receiving subsistence/Living Out Allowance/per diem

I rented a room in one house in 2020 along a pipeline route where the dude had legitimately put up some single sheets of drywall in the basement to divide it into like 4 rooms each at $500-600/month. The house itself was probably like $100k.

Yeah but that guy probably owned the house - this guy rented them pretending he was a tenant and then re-rented rooms he made himself for cash.

This is my next venture. Buy some land, build some tiny houses on them, rent it out.
