Need to invest 200K - Financial literacy brahs GTFIH

OG brahs needs advice. In a situation where I have some capital to deploy. Looking to invest in a range of areas/asset classes.

My criteria:
- Recession resistant
- Diverse portfolio
- Return of 8-12% per year
- Somewhat passive

Thinking a mix of:
- Rental property
- Moderate risk mutual fund
- 2 or 3 separate small businesses (Amazon FBA? Car rental on Turo?)

Would suggest a rental where you can just put in faux hardwood floors/paint/do very basic cosmetic stuff and then flip or rent out.

Also stocks got drilled from tax loss harvesting end of the year so those hardest hit are bouncing hard af right now (may have missed that boat already though).

that's asking a lot, especially if you want passive, 8-12% after fees. Rental properties and investing in separate small businesses probably wont be passive.

your criteria is unrealistic, but the best option for someone who doesn;t know anything is generally index funds. VTSAX is a good start.
