Show started in the mid 90s at that point you have no idea how long he was living in that house. His mortgage could be at 1980s rates. Average home price in 1980 was $47k, average yearly salary was $13K in 1980. Meaning home prices were less than 4X the average annual salary.

Fast forward to today average salary is $55k average home price is $350k, 7X the annual average salary.

Times were different back then. Hank Hill was a successful propane salesman and his wife worked as well, at least part time. Even Al Bundy could afford a house in Chicago with a single income as a shoe salesman.

The median home price is $388K as of last month. Part of that is because the average sized house has grown since 1980. But yes the earnings to mortgage ratio has gone out of whack. Mostly driven by investors.

The ratio should go back down to about 5.5x in the next few years. That's going to put a lot of 2021-22 buyers under water. They had better plan on staying awhile.
