It is currently 7:42AM and I'm sipping my first cup of coffee, staring out my kitchen window looking out at my back yard. 3 deer slowly walking across the frost covered grass, heading to the tree line. Before I finish my coffee and head out of my fully paid for residence to go for a run, my phone vibrates and I see a have 3 notifications. 2 of the notifications are payments made by my rentcels and another is a text message stating another rentcel will be dropping off their owed rent + tip today after they get off work. It feels wonderful collecting revenue from rentcels who I provide shelter for with my fully paid off rentals.

Why wouldn’t I read an ongoing thread? I’m glad for you and every “lord of land” itt srs. Great income, land owner, etc. To me it beats renting in most cases. I would just say imagine if your tentant(s) read this thread and knew you made some of the posts in here. They’d probably think you don’t respect them/you’re a ****git.

Not sure why you're so upset to be honest. A quick reality check: (i) you don't speak for my tenants, so quit LARPing. (ii) you're seething, but still that doesn't mean you speak for the Misc either.

You're awfully prone to LARPing - maybe that's why threads like this upset you so much. And negs (welcome to the Misc...lol).Seems like a smart move - but why didn't you buy a place during the crash (trough) then? I think Toronto's market could fall further, but wouldn't bet on it.

a few reasons:

1. i think it's going down further, the prices even outside of toronto are not sustainable given the average salaries in toronto.
2. rates are up so my borrowing has gone down, so i can basically only qualify for another condo at the moment (do not want)
3. if rates stabilize and prices drop to pre-pandemic (i feel they will), then i can easily qualify to get a townhouse or semi
4. my rent for a house even without using dividends is still cheaper than mortgage + condo fees + property tax for a condo by about $700. i don't even have a run down place either and completely reno'd before i moved in.

right now i pay 2800/m for rent

if i had a mortgage and the other crap i would be losing money on:

condo fees: $500/m
property tax: $300/m
interest: $1000+/m (conservative # but likely 50% more minimum at current rates)

$1800/m that is a wash each month at minimum + wouldn't be able to use dividends to pay for my housing (if i need to but salary covers rent so the dividends are being re-invested)

in my eyes i'm paying $1000/m to live here or basically free if you factor in my dividend cash

Gonna see if I can get a discount on my rent since February is the shortest month
