However the tenant that did this, has a chitstorm coming that will follow him/her for a very long time. Damage to their credit is only the tip of the iceberg. Depends on where you live, but that tennant might get arrested for this. Even if not, a judge will probably see this as vandalism or some other charge along that level. If that happens, that's permenent that anyone doing a background check will see, they will have a lifetime of this following them. Restitution will most likely be ordered. Punitive damages will most likely be awarded.

There are a lot of people who are homeless, living in their cars, living in hotels, ect not because they are just so unfortanate but because nobody will rent to them and they don't have the money nor the credit to buy anything. In fact, any job that does a background check will be reluctant to hire you.

So in this video, some retard that decided that he didn't have to forfill his obligations he agreed to has ruined his life because some woke enlightened redpiller on reddit told him that it wasn't fair. Life is all about choices and you are the sum of those choices.

That's too much of a brainteaser for me as I'm sick with a cold now.

I'm so glad I'm not a rentcel, although I wish I owned property to rent out in Florida. That's a future goal. I just worry about the hurricane insurance cost and potential damage from one.

“The national average rent-to-income (RTI) reached 30% for the first time in our 20+ years of tracking history, up 1.5% from year-ago,” said a housing report by the Wall Street firm of Moody’s Analytics.

“Rent … rose faster than incomes” in 75 metro areas, according to the report.

Back in 1999, rents consumed roughly 22.5 percent of the median income, the report said.

The median income is the mid-point in wages: Half of Americans earn more, and half earn less, than the median income.

3. if rates stabilize and prices drop to pre-pandemic (i feel they will), then i can easily qualify to get a townhouse or semi
4. my rent for a house even without using dividends is still cheaper than mortgage + condo fees + property tax for a condo by about $700. i don't even have a run down place either and completely reno'd before i moved in.

right now i pay 2800/m for rent

if i had a mortgage and the other crap i would be losing money on:

condo fees: $500/m
property tax: $300/m
interest: $1000+/m (conservative # but likely 50% more minimum at current rates)

$1800/m that is a wash each month at minimum + wouldn't be able to use dividends to pay for my housing (if i need to but salary covers rent so the dividends are being re-invested)

in my eyes i'm paying $1000/m to live here or basically free if you factor in my dividend cash
The core of the Lord of the Land status claim is moneymaxxing. You have put a good amount of thought into your situation, and while I may disagree with elements of the analysis you posted, you do you.

Lord of the Land is an end state, enjoy the journey.

NYC checking in: the tips my tenants give me don't exactly cover 3* Michelin tips (some of which are directly included in the cost of the meal, e.g., Masa). But the tips are, nevertheless, continually coming in and greatly appreciated.

My tenants are more than happy with the service I provide, despite the cope-laden posts of some rentards here.

Yup, property management firm. I will pay but on my terms. Another words, when I feel like it.

"In other words" != "Another words". Your posts read like you live in a rent controlled place.

Understand this: you'd never qualify to rent in any one of my investment properties. I am a true LandLord.

REMINDER: It's a short month so rent is due in 1 week, rentcels

In all seriousness, when it costs $1400/month to rent a gussied up storage shed in someone's backyard in a mediocre part of a thoroughly mediocre city, you just know rentcels are screwed

How could anyone be retarded enough to throw away 1400 a month on that? You could build that yourself for probably 15-20k.

A friendly reminder to rentcels to not over spend this weekend. Rent will be due middle of next week, so make sure to be responsible with your paycheck from yesterday bc your landLORD will NOT be denied on Wednesday.

You must pay, or you can NOT stay. Srs, vry srs.

rentcel checking in, make more in 1 paycheck then my rent + utilities + food + entertainment costs, i save about 4k a month towards my savings

my rent is a little over 3k a month btw for a 540 sq ft studio in lower manhattan, 3rd year living in this apartment, 4th year in nyc

if you're wondering why i payed this much, its bc NYC as a single man was the goat, past 2 1/2 years been in a relationship, so looking to move out somewhere cheaper and live like a king (my girl makes almost double i make srs and she owns a 1 BR in NYC, havent moved in with her yet bc i like my space)

NYC crew here too. You're providing a good example of the path towards Lord of the Land. Eventually those savings become a nice down payment, and your monthly income will increase so much that mortgage payments are trivial.

That's the birth of a LandLord. I wish you well.

After taxes and 401(k) I make like $7.3k a month (not including months where there's 3 paychecks, not including overtime, not including annual bonus). Maybe a little more after a raise coming up tbh.

My CoL is probably under $3000 if I didn't do anything or buy anything crazy all week (~1800 rent, ~100 auto insurance, ~25 gas, ~400 bills, ~350 groceries, no car payment, no debts). So $4k/mo in savings is super possible for me.

Should amount to a house down payment of $100k in 2 years... probably sooner if investing (if you have faith in the stock market).

Sounds like you're on the path. And the nice thing about high(er) income, is the ability to...e.g., upgrade to a 5090TI strix as soon as it comes out

Fair. The allure of things like vacations, splurging on holidays for loved ones, tech upgrades in general, etc. is hard to turn down. Thankfully my rig is still serving me well, I built it in Nov 2020, and I don't feel compelled to do any "upgrades" until AT LEAST RTX 50.

I'm on a 3090 Strix that I got from the local Microcenter in December 2020. But I bought the Alienware QD OLED Monitor and do love higher refresh rates. 3440x1440p isn't buttery smooth at those refresh rates - but - like you, I'm not getting a 4090 heater heh.

I guess you're earlier on in your career. It should come to a point where vacations/splurges are possible and don't detract from your financial planning too much. After I'm done with NYC wifey and I are planning a month in Hawaii with the little one to just go nuts - nature, hiking, food, views, etc. And rampaging with each other too.

Sure, or even in CT. Lots of higher paying jobs don't require much more than coming to the office once a week (WFH). For us with a kid on the way I don't see us staying here much more than another year or two.

Just imagine owning a place worth 6 million dollars and coming outside to see folks defecating on the curb. And then having your tax money be used to help facilitate all this.

This forum loves to mock NYC, but parts of California have fallen very far. I feel for fellow millionaire LandLordsthere, I really do.

my mind is blown. you can't ask these types of questions. the universe will implode
Do not conform any longer to the pattern of this world, but be transformed by the renewing of your mind. Then you will be able to test and approve what God’s will is—his good, pleasing and perfect will.

And do this, understanding the present time. The hour has come for you to wake up from your slumber, because our salvation is nearer now than when we first believed. The night is nearly over; the day is almost here. So let us put aside the deeds of darkness and put on the armor of light.
