Is getting a mortgage as a single person that much harder?
Srs. Almost everyone I know in there 20’s who’s a brought a house seems to be couples with a joint mortgage, the only young single homeowners I know either have inheritance or got lent loads of money from there parents.
The thing is even if by some miracle I got a GF, it seems far too risky to buy a house with a girl. Wtf do you do if you split up?
I’d only want to purchase my OWN property so no one can take it off me, but even prices for a 2 bedroom house are getting ridiculous where I live these days. Homes that should be 150k max are going for 300-400k.

Getting approval for a mortgage generally comes down to debt-servicing ratios, so higher income as a couple of course helps assuming debt load remains the same.
There are lots of options if you split and own a house you bought together, I think generally it ends up being sold and you either share the remaining debt if sold at a loss or split the proceeds from the sale. Or one person can take it on, buy the other person out maybe?

Should just be a matter of income, net worth, and credit score/current debts

If I had the money I’d buy a house outright with cash but who has a spare 500k lying around unless CEO/10k day?

I qualified for a 620k mortgage a couple years ago only making 80k at the time. Only ended up buying a 300k home though. I wouldn't be looking to buy at the moment srs

I got a mortgage on a condo single bro
All you need to do is look at the price of the place subtract your down payment and that's the mortgage you will need to be approved for
- also need credit and employment documents for proof like tax assessments or pay stubs

Railway is one of the best careers/industry you can into without a degree here in England. Lots of big opportunities for progression with various roles especially if you’re a conductor or train driver.
Get big bonuses for working overtime or weekends plus amazing benefits, free train travel, great pension schemes (I have three different pensions alone which is tax free srs) tons of perks etc.
We also have the strongest alpha militant unions in country so hard to lose your job unless you do something dangerous or stupid.

If you're asking these kinds of questions you're at least a few years off from buying something. I don't know how things are in the UK but good luck in the future.

Career progression isn't exclusive to your industry and the fact you see it as an opportunity means it hasn't happened yet so it may actually never happen.
Overtime bonuses and weekend rates are pretty standard (in Australia anyway) so hardly a bragging point.
Free train travel, beneficial because you can't afford a car? We have passenger trains in Australia and they're a horrid method of transport.
Unions are helpful until they're not.

Lenders don’t care if married or single, just if you can pay the loan back. If you need the additional income then its a factor but keep in mind in that case both people’s FICO scores are part of the decision.

in the US for your typical homeowner it 100% comes down to DTI - debt to income ratio. also depends on the type of loan - VA FHA Conventional - as to what DTI is allowed.
as an example, the absolute most you can typically have as a DTI is 63% with a VA loan, so no more than 63% of GROSS pay going towards debt, mortgage, etc, which is absolutely high as fuk but it is what it is. a lot of mortgage companies wanna see you below 40%. if you dont have any other debt besides a mortgage it is not that difficult - well it swant 2 yrs ago, now youre basically fukked if you try to buy unless you get something on an assumable mortgage or you buy a cheap *** house in a LCOL.
