I'll go with San Diego, La Jolla and Coronado in particular, but very expensive to live well in that city.

Eh, you gotta know where to look. I'm in a 1be/1ba and paying $1800/month in UTC (couple blocks away from UCSD). The average rent is so inflated because you've literally got $15,000 per month rentals up in Del Mar/Cardiff by the Sea/Torrey Pines area where PGA tournaments are played.

Some of nicest areas I've seen are around San Antonio, just west and northwest of the city in Hill Country. The first 2 times I've been here I sort of thought the same thing you did, most of the touristy stuff is in some of the worst parts of the city, like the Missions. Sort the same deal with downtown, though the Riverwalk is really cool, same thing with the Pearl.

And I say this as someone who's been to every corner of the US, in most cases several times, and I've lived all over.

Good point. Overtown in Miami is only a few blocks away from the opulent areas. But it has clear boundaries and theres no mixing of any kind.
