BRB full house repipe if you have a plumbing failure - 5-15k
BRB water heater - 1-2k
BRB appliances breaking (refrigerator, washer/dryer, oven) - 1-3k
BRB tree removal - 5k+
BRB electrical sh!t - 200-300 just to come out

if you're paying more than $8K for a HVAC system in anything less than 3500sqft...you're getting phucked hard.

it's true most homeowners don't consider time and money invested on maintenance when they calculate how much they "made" off their home

one hvac every 20 years...one roof every 25 years....appreciation in value will offset most of that. plus i feel weird living in a house somebody else owns.

Right. Because paying someone else to let them permit you to live on their property for a profit is way less cucked than owning your own property.

Some of this is true, but unless you're doing a massive remodel then you're not having to do any of this.

Plumbing failures require some cutting and new fittings that cost a few dollars at the hardware store. Obviously more if you have to call a guy... but it's usually in the hundreds.

I don't own a water heater. My domestic is fed through my boiler.

I agree that house repairs are absurd right now, but you should be able to get all this stuff done much cheaper. Just make friends with a few contractors and they should be able to provide a reference to someone for less.

Subcontractors are bidding high right now because many don't actually need the work. But labor is getting cheaper so this problem should fix itself soon enough.

I bought a home last year. Put 20% down. Paid over 100k in cash, plus $2300/month mortgage.

Renting throws money away, but don't kid yourself and think being a homeowner will save you money or be a net positive financially until the loan is fully paid back. We are slaves to the loan like renters are slaves to their rent.

I like the idea of being a homeowner, but absolutely HATE the amount of time, money and energy that comes with it. There's always something to do, someone to call, some sh!t to worry about, etc. Literally always.

Currently, these are the things I NEED to do:

1.) Contact tree people to get quotes on tree removal.
2.) Get HVAC people out for maintenance on my system.
3.) Get getter people out to inspect and clean my gutters.

Other things I will want to have done in the future:

1.) Have a fence built (thosands)
2.) Have a deck built (thousands)
3.) Full house repipe from the sh!tty CPVC pipe to pex so I can stop worrying about pipes breaking (thousands)

Also, cutting the grass every couple weeks sucks fat ding dongs.
