Fuk misc, I could pay off my mortgage in 4 years

Wife and I were talking about wanting a lakehouse but can't carry a 2nd mortgage right now. Realized we don't have long-term financial goals so I decided to make a 5-year plan and see how quickly we could pay off our mortgage. Started running some numbers and goddamn, if we stick to our budget I could be mortgage free shortly after turning 34.



Is it time to budgetmaxx?

it's 2.5%, home is sitting at $380K or so rn with no knowledge of upgrades I've made. Real value is probably more like $400K so sitting on nearly $200K in equity rn.

Another big expense I contemplated including is a basement reno. We have a 1,300 SF basement we've talked about finishing out. I estimate $50K but it feels like I could wait a few years and do it when the house is paid off.

I will need it eventually but not for some time. I have a 4BR but need a home office, so once my kids are old enough that they should have their own bedroom, I'll finish out the basement to get the 5th BR, a new bathroom, a new office space, and a live/play area for the kids.

But in 4 years, my kids will only be 8, 6, and 4 so it can wait until after I pay off the mortgage. I'll be able to save $50K in no time then. Also, this 5 year plan assumes neither my wife nor I get any promotions. That could seriously accelerate things as well.

Mind is blown at those expenses, isn’t Atlanta supposed to be a cheap place to live?

If you had your house paid off and sold it, it would only pay for about 4 years or expenses

My area is average COL.

I mean, what of those expenses is egregiously high to you?

$450/mo. in gas is a tank a week for my car and my wife's car, each.
$700/mo. in groceries for a family of 4 is actually pretty low IMO
utilities could be lower I suppose - $180 for internet/cable, $170 for two phones (we're both paying monthtly for the actual phone, that will drop off in a year), $330 for water/gas/electric
Insurance on two cars and some personal valuables at $280 is not bad IMO
$550 a month in restaurants is about $50/mo. in coffee shops and $125/week in eating out. That's one date night or 1-2 nights a week of eating for a family of 4 at any run of the mill restaurant
$1,800/mo. is $450 a week in day care, for 3 kids that's cheap as hell

I’m just thinking of it in terms of yearly. That’s a hundred grand in expenses every year and doesn’t include car or home repairs/maintenance (or maybe it does with the 1000/ misc) or vehicle depreciation (your buying cars in cash but they’re not free)

Yeah, the $1K misc is for exactly those kinds of things, as well as stuff like school clothes, sports, etc. Though if you don't make $100K yearly, you probably shouldn't have 3 kids. And your taxation would be wildly different than mine. Since we're both strong earners we get raped on taxes.

Phone is $170 a month for unlimited everything and two payments for phones ($35 a month for each phone, iirc)
restaurants is a little high, I could cut it to roughly $350 I think. That's like one night out with a family of 4 each week. Stuff like pizza parties, etc. takes its toll though
Miscellaneous adds up quick mane. That's the toughest budget to stay on top of. Haircuts, miscellaneous stuff around the house, routine car maintenance, clothes for the kids every season or two, diapers and wipes, gift buying, and literally any random purchase that doesn't fall into a fixed budget.


But yeah, they could all go down if I absolutely 1000% budgetmaxxed could probably get it to $500-700 a month.

Yeah my employer matches 6%, I contribute 7% I think. I'd have to contribute 25% or so of my standard salary to 401kmax, pretty big hit to my monthly takehome. I'd rather just take the savings and put it in a brokerage account when the savings account gets fat, and not have to worry about penalty to use it. It's doing the same chit anyway, investing into index funds and mutual funds.
