Is it worth getting my real estate license just to save commission on investment prop

Been hitting a $20k+ monthly surplus after all my bills so the money is stacking fast. Been putting it all in CD notes for the meantime but want to add more real estate rentals

Can I represent myself in a transaction and save 3% on commision? this would add up if I am buying 3-400k duplexes

You can represent yourself without a real estate license. You only need a license if you're representing other people.

The key is to sell the house to yourself, then you give yourself the 3% fee — rinse and repeat scooping up 3% each time, it’s basically a perpetual money machine

I would be the buyers agent for my own property....... I make 3% commission on purchasing a property for my own LLCs....

6% is going somewhere. 3% buyers agent commission, can be dropped off purchase price so yes. You can negotiate however you want, sold my last house I lived in for 1% total realtor fees

and it isnt me buying the property, its an LLC that will hold the property, just so happens I am agent

So you buy the place, without a physical client, and don’t disclose it’s your LLC? Hugely dishonest. It might even be against the law.

I think it’s worth it just to have access to the MLS and write all your own offers

I represent my own LLC as a broker and write my own offers and if I get one I get the commission and then even if I don’t want the property I can assign it to another buyer and make an assignment fee. Essentially doubling commission

It’s also way easier to network with agents if you are also an agent, and get access to pocket listings before they hit the MLS

WTF job do u do where you have 20k extra income each month

You a heart or brain surgeon brah ?

If I had an extra 20k per month to play with I wouldn't worry about the commission fee and probably would have already bought multiple properties
