i actually wouldnt be surprised how many people bought houses at ~3% since i actually work in real estate and see this chit first hand every day. the team im on sold 600 houses last year alone so yeah i know more than your avg joe or your sister in law that sold 4 houses last year. if 3% is a shocker to you then your mind is gonna melt when you find out people get usda loans and va loans at 0%
the lending environment is nothing like it was in the lead up to 08....nothing

This is not the point though. The point is, there are a chit ton of people who have bought houses in the past 2 years who can't afford them.
My friend is an example of many. (house rich/cash poor). Idk why this is such a foreign concept here when its extremely common

2 literal *******s with a combined income of $6k/month qualified for a 1.5m home with 2% down
Evolving information:
It may have been up to 4% down, the 6k isn't their gross income, they have loans from family (what is the point of the family loan? oh, to put it towards the down payment? so they put down more than 2-4%?)
Can't wait to see what else you add/change to this story!

im not saying that people dont make dumb decisions. owning a home is responsibility that takes planning. lots of people dont plan well enough. that doesnt mean that lenders are giving loans out like candy tho

It's very hard to get a loan now compared to 2008. You also can't use rental income towards the loan unless you've been a landlord for two years prior.

I agree, get out while you can! This gravy train isn’t going to last forever. I’m taking my 100k of equity and renting till this chit blows over. It’s gonna suck but I guarantee my house will be worth what I paid for it within a couple years.

The Democrats, who controls everything, stonewalled everything, tied them up with legal issues, and now you’re going to sit there and act like the “let him be president”?Trump criticized Obama's bubble economy before he was in office. He correctly pointed out that rates were too low while assets just kept climbing higher and higher. Then when he became president the stock market pumped off the optimism that he would change things.
Fast forward two years, and he didn't end enough regulation and cut back on enough spending/taxation for us to compete with China. Hell, he didn't even get around to ending Occupational Licensing till late 2020. Around 2018 the market started to dangerously waver as the Fed very slowly raised rates. We made it to 2.25% before they went back to cutting rates so we could go back to being drunk on cheap money. Meanwhile Trump praised stock valuations, unemployment, jobs, etc. as his miracle economy.
Despite the dovish Fed, around mid 2019 we were on the brink of recession. Yields had inverted, momentum had slowed, and the COVID-19 retardation was just the spark that ignited the powder keg.

So you’re complaining he didn’t get things done, but the Democrats didn’t work with him at all and I didn’t see you mention that anywhere as a complaint
