Who Wants To Start A Campground?

Update + Bump:

10 days left if anyone is truly interested. Giving this thread a bump because this new video is much clearer and easier to follow. They have their model complete and show the actual build. The basic model is $15K. This model w/bay window addition + mini split system is $20K + the solar panels/batteries/control panel I believe he said comes to $25K.




Because this is a heckuva deal.



Cliffs:

-for 15 days only ITH is offering an 8' X 16' THOW [tiny house on wheels] for $15K

- the plan is to build them all in October which will give them a total build of up to 100 units

- says if they get orders for more than 100 then the 15 day window for purchase and the one month for building may be extended

- homes are ANSI certified and under 5,000 pounds

- homes include a bath/kitchen and they are built of foam filled metal panels [very high insulation value]


Now of course you have to have a legal place to park, utilities, and extras like furniture/appliances/skirting/entry stairs/deck and such.

They also have 22 available options like a mini split, solar panel/battery system, water cachement system, a bay window, and more.

I know the bay window is $2,500 because I like it.

The steel panels aren't so pretty, but that can be paneled over or stuccoed if you want.

I think the price to square footage gets steep on some of their more expensive homes, but if you have a need for something this small and portable this seems like a great value.

I didn't know until this video that the were married before. IDK why they divorced, but they have continued to support each other.

How big is the pre-fab market in the US?

Europe has a bunch of good pre-fab companies; huff haus being the most notable. I'm not a fan of their style of house, but if you have the concrete slab ready, they will build you a high spec home in 1-2 weeks.

I've seen video of them erecting a 6k sqft house between monday and friday.

It’s mostly trailer parks here with some modular construction.

ANSI certs mean nothing here except for the wheels. These have to meet local building codes, timber, asce, etc..

I wonder why it hasn't spread to the US? You would think that completely designing a family home to your own specs and having it delivered and built for you in 1-2 weeks would easily find a market.

It appears to be a growing segment. Many of the manufactured home companies are moving into modular homes, though I understand that you have to be careful because some manufactured home builders mislead customers and call a product modular that isn't certified as such.

For the US:

manufactured home: what has been previously known as a mobile home, built on chassis

modular home: home built in segments off-site to regular building standards and assembled at the final location on a traditional foundation

park model: a trailer mounted home of no more than 399 sq. ft. certified as an RV

tiny house on wheels: certification varies and affects where you can legally park, most often certified and titled as an RV though they can also be certified as an ADU [accessory dwelling unit] in which case usually the axles are dropped and the tiny house is permanently affixed to some sort of foundation

This channel most often features modular housing options available in the US.

Personally? No, I don't. At least not without selling the house I'm living in.

Not something that would be for everybody, but at this price point is isn't a crazy idea.

We used to have the cattle rancher miscer who lived on reservation land. I expect that if he wanted to hold some sort of event on his property [hunting, fishing, dude ranch] that he could use these for guest housing.

Construction, historically, hasn’t been that expensive for private homes. Each plot of land has different rain run off, soil profile, wind loads, snow loads, seismic loads, etccc. A custom home was always attainable in the US before democrats.

These light homes are probably not under any seismic threat but I wouldn’t be surprised if strong winds would flip it easily without anchorage.

I wont live in one but I would store my lawn mower in one seeing as thats their intended purpose anyway.

It's very small and I don't think too many people would love it for full time living. But for a short term thing or as an accessory building to a large home or clubhouse it could be great.

You could add a mini split unit for $2,700 or just use a little window unit and space heater if your prefer. Said the electricity for one hooked up to the grid only runs about $30 a month, though of course YMMV.

If you are serious I suggest getting the air exchanger. I don't think it costs very much and helps with air quality/humidity.
