I did quite a lot of work on my house.... but i tend to agree... as logn as it works and is decent it's ok.

Glad I got a nice place to live, but I could live in a dump and still be fine.

Lol some people aren't poor like you OP. Some also enjoy home remodeling. Us blue collar types aren't afraid to get a little dirty and i can PROMISE you that if you make the right choices (I.E. ripping down chitty wood paneling, making an older home more of an open concept, adding modern ammenities) you will profit no matter if you sell it next year or in 10 years. No one wants chitty wood paneling from the 60s brah. House flippers do all the modern trends in a home they renovate, and they double or triple their money with a little paint and some cheap home depot cabinets/counters. Its not hard to turn a profit if you do the work yourself. They key is to know your market, speak with a good realtor, and know how much money you should sink into a place to maximize profit. Obviously don't put a 60k dollar kitchen in a house that will never sell for above 300k. That same investment in a house you buy for 750k might be worth 1 million because luxury buyers are different than working class/middle class buyers.

Lold at OP - Huge negative bud. Threw bout 150K at my place on the water. Damn near worth a million now. Bought it 5 years back at 300K. Work done:

-blew away 3 load bearing walls, added a beam instead
-new kitchen
-3 new sets of french doors
-new flooring up stairs and downstairs
-2 new baths (of 3)
-2 new teak decks
-scraped all popcorn and went to flat ceilings
-insulation laid into downstairs ceiling (JFL that there was none there in the first place)
-new sea wall
-new dock & floating dock
-new 8K lb boat lift
-new boat, obv

The average person didn't buy a house on the gulf before the pandemic. Again, timing and location matters bigly.

EDIT: my biggest fear is a hurricane taking the downstairs away, lol. We're so in the money equity wise, we've considered selling at 1MM~, and taking the 700K and buying a lake house.

Lol I know houses that were going for 400-500k in my neighborhood in 2018 and now all of them are over 1 million. The kitchen upgrade is not the reason your home appraised for 1.5

I worked in real estate before tech.

My house is 50 years old so of course we got rid of the dark wood and ugly green title from the 70s.

Plus we put in new windows, a new front door, pained the outside twice, remodeled the kitchen, and put in hardwood floors. This is over a 20 year period of time, though.

There's a lot more work that needs to be worked on inside.

Ask any Realtor and they will tell you the amount you put into remodeling is an investment of receiving even more money when you sell. So many people wait to remodel until they put the house on the market and don't get to enjoy it.

I agree...HGTV ruined a lot of houses and sucked out the soul...especially for a lot of working/middle class older homes. I'll take the "original" house that's time period correct at a discount over the one some Joanna Gaines wannabe gave the HGTV treatment. A lot of those remodels done in the 2000-2010 now look hideous in older homes.

Now when it comes time to sell you simply run the numbers on what to do.

Kitchen isn't the only reason, no. I remodeled the entire home, interior and exterior, landscape, etc. It's on a river, and there are no lots available on the river anymore and never will be (unless someone tears down a house to rebuild).

Damn, just missing the Papi Van Winkle bruh.

We did ours for the same reason: no more canal front property in Tampa being built. Its a natural buffer in recession due to lack of supply - that and I wanted to be able to turn switches on a lift and be boating, rather than marina or trailer it.

EDIT: What polisher did you use on that backslash? We have 2x4" marble as the backsplash - looks to be same size (white) and I can't get it to pop like that, lulz.

That’s the problem with a lot of Americans.
