Nothing to do with wage and everything to do with availability. There's like 2k houses for sale in the entire state and rentals are crazy. My gf is a property manager and she's getting 100+ people at every viewing all trying to under cut eachother lol

I actually live in the Geraldton mid west WA area and there are plenty of houses for sale up here. On that pay bracket you should at least be considered for a home loan
