Just a couple of points on the oil prices - these are set in the global market, and OPEC are cutting production, so expect further price hikes. Also, the US is a net exporter of oil, so someone is making Tremendous Profits....
The easy way to ameliorate some of the pressure on prices is a national oil reservation policy, but there's no political will to do this, because donors.

Now do inflation. Then do interest rates. Paint a rosy picture of it and convince us!

Lolz, improved economy over the pandemic when most everything was shut down for a year. Overall the economy feels like about 2010-11, but the timeline is going in reverse now. It doesn't mean most people will be affected or you have to save every penny (in 2009 I quit my job, went traveling across 3 continents for several months because I knew I'd land on my feet) but people will be affected.
While 'just' an average with some variation, recessions set in on average 6 months after the Federal Reserve has stopped a continual raising interest rates cycle. Either the previous rate raising was the last or we'll see the last one in January. I've been saying for awhile now it would take about 6 months for millions of people sending Uncle Sam $400 a month for student loans they were accustomed to not paying for the downstream effects to take place. So likely in the spring is when it will be clear economic debts have festered. I don't wish for a recession and especially not based on politics but if one pays attention to business news it's clear storm clouds are gathering.
Global shipping giant Maersk has laid off 10,000 this year.
Yellow trucking company went insolvent.
Just today it was announced WeWork is declaring bankruptcy.
We don't even necessarily need to see unemployment go way up for a recession to settle in.

I wonder if this has the potential to affect a whole lot of CRE valuations. If CRE owners start feeling the pinch on their balance sheets expect to see a whole lot of articles saying why it's important for workers to return full time to the office, for whatever spurious reasons the propagandists can come up with. Probably "healthy vibrant business districts" and "networking and innovation".

Strange how none of them want to apply that same "logic" to those endless student loan discussions though.
