looks alright. hoa is kinda high, though it says that everything's included? also looks like it's a recent full renovation, so you wouldn't have to deal with the headache of doing it yourself. probably also a big plus if you can rent a parking spot from them without having to sit on a long wait list.

$1100 a month for HOA fee blows my mind. I live in one of the most expensive cities in CO and they are like $400 here or so.

If you can easily afford it maybe, but that HOA of $850 is rough. Looks like a shiit tier "fitness center" and no pool for the building. The price is great but that is because the HOA seems high (I could be completely wrong for gold coast/streeterville area) and you can never get rid of that HOA. If you have a poorly run board and an old building you could be looking at HOA increases consistently and possibly large special assessments in the near future. That is always a big turn off for me knowing that even if you pay your mortgage off you will probably still owe over $1,200 a month for the place.

I have probably an even smaller 1bed/1bath place in Logan Square (with no view but very close to the blue line) and the HOA is $200 a month and a special assessment of $164 a month for one more year. I can live with paying less than $500 in guaranteed HOA fees once it is paid off but I don't think I'd be comfortable owing much more than that monthly. It's a tough call, but that location is HNNNNNGGGGin the summer. If you have a good agent they should have a better breakdown of comps in the area.
