778 after all bills/living expenses.

Net Income: $7.5k per month. This assumes no overtime, no bonuses, no holidays, not a month with 3 paychecks. This is also after 401k match contribution.
Net Savings: $3900
Formula: $1800 rent, $350 for internet+phone+electric, $450ish for groceries to be safe, no restaurants, no major events, $100/mo for subscriptions+gym, $200 for insurances, $50 gas, $350 misc+emergencies, $300 alcohol+weed = $3600

Also at play is I thought at one time investment properties would be a good retirement plan, but its now looking like increasing my ownership in my company is going to be the way to go, and I have the opportunity to buy another chunk in the next couple years from a guy retiring so a couple hundy Gs from the rental house was better in my bank account than tied up in the house.

I have some friends making a killing do it and they've asked me to join in when I am ready, which is going to be their next deal I think. Can do it starting around $50k per deal, they will raise a million or so then take that to the multifamily developer. Its a neat way to get into development with small chunks at a time in a bunch of different deals for minimal risk.Owning multiple small businesses grown by boomers looking to liquidate is where its at IMO

Once a year, my accountant looks at my expenditure for the previous year and we pay me the gross amount necessary to produce a net of my expenditure + 10%.

"One day I won't be able to lift any more. Not I won't want to lift. I mean physically unable. That day could be decades from now or it could be tomorrow. All I know is that's the day I'll wish I could lift more than ever. The day I'd give anything for one more workout, one more set, or one more cardio session. So go hard and enjoy every workout, every set, every rep. Because one day you will wake up and you will never get it back."
