I mean, that's not necessarily true. I assume you'd want to redo the plumbing and electrical, but still those things can be done for a lot cheaper if you know people. If you hired out plumbing and electrical and did the rest yourself, I bet you could finish this house quite well for about $100k

For 30k I'd take it on as a DIY project and just learn how to do everything. You have zero to lose except a lot of sweat equity. Even if you burn the place down, oh well.

Exactly. You're not replacing windows here or any of the exterior, so it's really just interior. I assume you're want to redo the electrical regardless, but the plumbing could be perfectly fine with just a snaking of the original pipes.

To be fair, you could probably get this into decent shape for as little as $40-50k.

look at map of home values in the immediate area. $5-30k is the value. The schools are rated 4/2/3 (elementary/middle/high)

100% that is the ghetto hood area of that city. Take a walk down the street, half the holes have plywood over all doors and windows or are completely dilapidated.

It's 2 blocks from the Mississippi River. All of those cities are like that.

I doubt it's pure ghetto with people actively in gangs around. Probably closer to Detroit, where most of it is just deserted.

I remember houses were going for less than $5K in Detroit. Some people bought them. Did minimum work on them, just making them somewhat functional. Fact is you don't need to make everything prestine like you would in a upscale home. No, just where water flows out the faucets and down the drain, bonus if all of the lights come on. Doesn't need to be an energy star top of the line HVAC with a hepa filter, just have it so it warms the house enough the pipes don't freeze. Kitchen doesn't need to make it into Better Homes and Gardens magazine, just to where people can cook food in them. Whallah, functional home, live in, can rent out. Turned out to be one of the best ROI you could imagine where they were turning around and selling them for $30-50K. That's nearly a 500% return.

What about the roof? And it looks like it doesnt have a HVAC system. The wood trim and flooring looks rotted. Windows need replacing.

Im guessing $200k, which wouldnt be bad. I wonder what the value would be after full restoration?
