I respect the aggressiveness of the business model moving the scheme from vehicles to housing. You could theoretically be collecting rent from multiple tenants at once for the same shit hole property.

Payday loans and such have been around for a long time. It's kind of like title pawns. Honestly, no socialist but taking advantage of people's financial struggles is evil. This includes things like excessive late fee's and default interest rates. Even things like some car lots selling people POS's for 3X what they are worth and then when they default you repossess their car and then expect them to pay for it anyways. Knowing someone doesn't have many options so you use that to your advantage. Not something I would do to someone and if someone did, I'd consider them a dirtbag, so why is it okay for a business to do so?
