Turning office buildings into affordable condos doesn’t work like that. It would cost a fortune to convert to the point where it wouldn’t even be worth it

If someone took the effort to convert a commerical building into apartments, it wouldn't be cheap. Kinda like the open concept warehouse lofts that exist. Neat, but not exactly cheap.

You can’t really convert office buildings into residential dwellings. Residential dwellings have certain requirements like natural light from windows, ventilation, toilets, kitchens and associated plumbing, energy efficiency etc etc

Obviously people thought of it but it’s not feasible


A smart property developer would build a new building to ensure it took this into account though, and build lifts, light wells and plumbing and balconies etc so that it could be retrofitted if required and if zoned

It's been done before, and it's currently going on today. Back in the 90s and early 2000s, when the banks in the financial district of Manhattan realized they could warehouse a lot of back-office operations in Jersey City, instead of paying for expensive Manhattan real estate, they ended up converting a lot unneeded Manhattan commercial space into residential. They turned them into pretty nice doorman buildings.





Currently, over 15 million square feet of commercial space is getting converted to residential in Manhattan:
