Not sure on the data, but I'd imagine the 33% includes flippers as well. So basically all the Boomer homes are being bought by people who do some light updating and put it back on the market for $100k more.
Do I think 33% of all single family residences are being sold to investors who turn them into rentals? No.
33% of homes are finally cheap enough that investors can make money off them somehow. And this is a good thing, and reflects the drop in home prices.
Remember, investors typically don't buy in inflated markets. If Investors are buying, it means the market has dropped.
