I think it's because these are all brand new developments down south. They clear all the trees and build the same cheap copy + paste housing over and over again for miles. In theory, they should look better with time as newly planted trees mature and homeowners naturally contribute to the beautification of their yards with plants, landscaping, different siding, and so on. This is what a lot of Long Island looked like in the mid-20th century:

However in a sun belt suburb like OP's, there might also be HOA rules to prevent anyone breaking from conformity.

That’s probably Levittown which was the original copy/paste suburb, imo it’s still really barren looking there a lot of houses still have no trees in their yards, some only 1 or 2. Where I’m at is half the density and while I’m sure a chit lost of trees were cut down to build up around here there are tons of mature trees around that didn’t get cut down in the process.

Top neighborhood, wonder where that is and what it looks like today? Probably in the ghetto now. Yeah, they started doing that right after WWII. However, over the years people made changes and of course some homes burnt and were replaced with other houses so it's not so bad. Now we have HOA's that want to dictate everything to prevent you from doing anything. The worst part about these neighborhoods is that if you go to sell, and someone else is also selling their home which is a lot like yours in the same area, you are competing against each other. Say they need to sell fast, they take a low offer and now potential buyers are going to gauge your homes value on that and even the banks will argue the same thing. The fact their house might have been a run down POS won't show up.
