I wouldn't make a massive investment to enter an industry I knew nothing about. Spend 2 years working on a farm to learn how it works and then buy land and start your own operation.

I’ve spent plenty of time working on farms but this isn’t a working farm it’s just pine trees doesn’t require much maintenance

what are your payments?

what's your cash flow and from where?

what are the taxes?

what's your down payment?

regardless - i doubt any bank will be dumb enough to give you a loan.

Down payment 50k
Monthly payment $1300
Yearly taxes I can’t find but it should be around $600 a year
Yearly income if all I do is occasionally clear pine trees $1500

And this isn’t just land I would sit on I would use it to hunt and hangout and probably eventually build a house on to live

If zoning allows for manufactured structures, do it. Buy the land and throw a trailer on it.

With a fixed-rate mortgage at 7%, you're gonna be paying ~$522k in just interest payments alone.

Even if you can get a 6.5% fixed rate to get those payments at around $1300/month, that's still $476k in interest payments alone.
