Mind=Blown at people who RENT.

If you rent because youre a broke college kid, okay sure, thats understandable.

BUT if youre in your mid 20s or older, are well into your career, and you rent; you dont understand finance. So many bros i know rent while funneling money into their idiotic lifestyles.

Buddy brags about his $600 a month leased a4 while living in rented out basement apartment. LOL, dont be that guy misc.

Cliffs:
-do some accounting
-get pre approved for a mortgage
-stop being a plebeian

I have a 4 bedroom mid-sized home. I rented prior to owning. My wife and I are talking about separating and in the meantime I'm with mom stacking my chips to buy another home.

Pros/Cons about renting brosef.

Not every single person in life has a goal of having the best financial/investments. Some are fine with throwing money away for convenience.

I rented in my mid-late twenties because:
-Moved to different cities often. Why would I buy a house in every different city I lived in? Very risky short-term investment if I re-sold every time I moved.
-Don't have to be bothered with upkeep and repairs.

Now, if you're going to be squating in the same hood for a minute and are stable, of course it makes sense if you have your finances and down payment squared up. However, you shouldn't stretch yourself thin and become house poor just for the sake of buying a house or to over-compromise and end up with a chit house that you're miserable in.

LOL at your friend. $600 payment on an A4 when you can get a 1 or 2 year old CPO A6 or A7 for less.

Recent evidence shows that renting actually is cheaper in the long run. Unless you plan on staying on one spot for a long time and raising a family, buying doesn't make much sense.

you realize that you can just sell your property again right? thats the whole point. You buy, you fix, you sell. as a first time buyer you can resell at any time and wont get slapped by capital gains.

I bought a house last year that I live in now. I'm going to rent it out later in the year for almost double my mortgage. this will allow me to live in an even nicer place. renting was super easy but if you're even half not stupid you can really make some money owning.

Because when you factor in mortgage, interest, property taxes, other expenses involved in ownership, etc., buying costs a lot of money in the long run.

except you can only be a first time buyer once...and selling property is not as easy as selling stuff to a pawn shop. you cant just decide you want to sell one day and wake up a week later with money in your pocket...

that being said, am currently saving up for a down payment on a house. first order of business assuming my car doesn't break down before then

I recently got a job offer with large salary bump in another state, starting in less than a month. Easy move when renting, not so much if I owned a home here. I like the flexibility of renting.

except unless you live in bumfuk, montana; you really can. my ****ty townhouse in toronto was on the market for 1 week before it sold for 50k over asking. bought it last year in june fopr 420k, sold it in may for 510k, closing date is sept 5th. all i did was renovate 2 baths and a powder room ~15k.

and even if youre not a first time buyer, there are many ways around capital gains and land xfer.

If you reinvest your money elsewhere, it's pretty close. The slight loss in long term equity is worth the freedom and reduction in risk when renting. A house is an investment. It's not the only investment you can make.

This. You typically need 10-20% of the home's value up front for the deposit; it's not factored into the mortgage. And with student loan debt + chitty job market most people can't afford that so they have to rent.

imo real estate is one of the lowest risk to reward investments you can make. also that video is assuming you keep the same property, which is essentially just renting.

Buying a home CAN be a great investment and everything else. I will buy when I am ready to settle down and can get a house I truly want to live in for 10-15 years. Not gunna rush into a 350k investment. That's getting a decent home in a decent area where I live. You can get way cheaper of course if you wanna go to the ghetto or have a tiny ass house in a chitty location.
