Potentially purchasing a house today

Going to view a house today, if it goes well may pull the trigger and go under contract right there on the spot if possible

Pros:
>Great Location
>Worst house in the neighborhood
>Way under market value
>Not maxing out my budget (max about 310K)
>basement and detached garage that weren't in the listing
>basement has stubs for bathroom #3
>great school district
>4 bedroom, was willing to go with 3


Cons:
>Kitchen will have to be completely redone
>floors don't match in kitchen/dining room
>no dishwasher
>groce carpet in two bedrooms (may be hardwood under, though)
>no fenced in yard (aka no pupper yet)
>huge vent on the living room floor
>property taxes like $350 a month (srs)
>sq. footage unknown
>all fixtures are old (kitchen lights, no fans in bedrooms, etc etc)




Update:

house was in absolute piss condition, was an easy pass. Back to the search, brahs.

>Water damage & bowing in the living room ceiling.
>Vents in the attic were leaking
>Terrible termite damage
>very shoddy construction of basement
>several cracks in walls & foundation
>smoked in the house
>hardwood was rekt

Looks chitty from the outside. I'm not familiar with Atlanta but it appears to be in a run down neighborhood from the size/upkeep of the surrounding area. It's fairly cozy looking inside though, just outdated. I mean if you see it as more of an investment than a permanent move you might be onto something, but at first glance it wouldn't be my choice.

I drove through the neighborhood the other day (how I learned about the detached garage) and it's actually quite nice. Not sure what makes you say that, most the houses around this one are in great shape, clearly renovated with well manicured lawns. About 1 in 5 are still outdated, this one included.

The neighborhood is old, all the houses are from the 1940's. But it is a relatively safe and affluent area, nestled between kirkwood and east atlanta village, two of the most booming places in ATL right now.

This is not an investment property, it'd be my home. I'm 24 brah wtf you think I am buying investment properties in ATL at that age?

I wasn't ready to make this purchase tbh ($23K in bank for down payment and closing, RIP) but it is a very good buy financially so I have been trying to get my chit in order.

Currently pre-approved through Rocket Mortgage, USAA, and Wells Fargo for the 291K.

Like any major city, the disparity of crime and wealth are huge over short distances. This is a safe area but a lot of south-east Atlanta is not, relatively speaking.


There's an area about 1-2 miles north of the house that is pretty bad.

Still doing it because by the time you fix it up, its value in equity will make up for the smaller down payment over the long run.

Not everybody has $50-75k set aside for down payments, especially when you dont have family money or trust funds.

Talk to a local lender instead of the big banks you can usually get better terms and/or costs. Also the process is made much easier with someone with local knowledge and local underwriting.

House needs some significant work. Obviously markets are different everywhere, but it's hard to believe that's all that $290k will get you.....

Agreed; is this your first time buying a home? If so, it's probably fine unless you're trying to get >325K home.

Probably an FHA; USAA and Rocket mortgage will pay your PMI on their FHA loans. I discounted most small banks because very few of them are willing to do that, and they're kinda hard to find in ATL.

My commute is going to be like an hour to and 40 mins back from work now, kinda sucks. I currently live on 85 at clairmont rd. and work in suwanee, so my commute now is easy, no traffic and all interstate.

brb will have to drive the full length of 75/85 now, or take 285 to 20 on the east side. Both are aids.

Did you even consider the burbs since you work in Suwanee? My house is in Suwanee and I got more for less. I suppose when I was 24 though I'd have rather lived in Atlanta proper.

For a first home that is a lot of chit you'll need to fix. Probably mold issues that you're not aware of for your area. If I am dropping near 300k on a house chit better be ready to go with not that amount of stuff to fix. I would look at it but definitely put in on the back burner.

Well my wife works at CHOA, the egleston campus. Commute would be aids for her instead of me if we did that, although my coworkers have baller houses for 300K out here.

Why do you assume there are mold issues?

And yeah it needs a lot of work and will suck for a couple years, but I'll come out richer for it.

Double check with the lenders, I have never heard of a lender covering PMI. that is a cost that is on your loan until you have at least 20% equity and with FHA it is for life

Also if the house is in bad shape and needs repairs I doubt FHA will approve the loan. FHA has strict guidelines on condition of house

I have the details spelled out in my pre-approval letters, actually all three lenders are willing to pay PMI. They advertise it as a huge selling point:

Lender pays private mortgage insurance (PMI)
I do have a realtor, approved by USAA. If I close through her I get .5% of the sale back as a commission. $1,450 ain't too bad. Covers breaking my current lease.

I haven't gone to the house yet, so don't know if it's in need of repairs. My step-father has purchased 20-something properties and owns a plumbing/renovations company. I'm bringing him and hopefully he will spot anything blatant.

lol best of luck to you. I recommend asking friends who flip or checking local investor groups for sources on materials/remodel work. Don't sleep on IKEA or Lowes for hardware, but I've heard some outrageous install quotes for kitchen work from Lowes.
