Lmao at rentcels when will they learn (corona edition)
As some of you know the Australian government recently banned evictions for non-payment of rent
Not really a problem for me because all the properties I built are leased to high-income professionals
A couple are old houses waiting to be knocked down and tenanted while waiting for planning approvals, and they’re let to anyone who can tolerate living there
First day the ban on evictions were announced, these tenants contact the letting agent claiming they’ve lost income and can’t pay
Doesn’t worry me, at 2% interest I can pay the mortgage regardless, and any lost rent is a tax write off
Anyhow I said to the agent “if they don’t pay me that’s fine, I won’t evict them - But the bank will kick them out when the mortgage isn’t paid”
Somehow all the rent turned up on time lol

I know this is a brag thread but regardless the balls of the government to come out and explicitly say people won't get evicted just opened the flood gates to this degenerate behaviour. The government rarely evicts people, to begin with, they're completely useless. Don't pay rent pre covid19 and you could still enjoy a very lengthy period of free accommodation.

I know the answer is none, but what measures does the Australian government have in place so that renters don't exploit the ban on evictions? Because if you weren't competent, these people would otherwise be giving you the runaround.

Some of our city council is encouraging rent strikes to stick it to landlords. Just lol at rentcels. They’re in for a rude awakening when they eventually have to pay.

My dad has a few rental properties and they are doing deferred payments. The tenants don't understand that it doesn't mean they won't have to pay it just means they pay it at a later date.
I think he is going to arrange notorized payment plans at some point but he's not terribly worried about it
