WOW... mind blown @ New Jersey [GTFIH]
Here in Germany apartments and houses / land are very expensive. I do intend to buy something in the future, but yes it's really expensive.
Now, my friend Andrej lives in the States and he just bought a house in New Jersey. I can't believe the prices over there, the apartments are EXTREMELY CHEAP and houses / land cost next to nothing.
He loves it, says the air is fresh, the water clean, and his sons are playing in the grass just like back home in Israel.
So why is it that New Jersey is so cheap when it comes to apartments and houses?

It depends where you live. I think Newark has the highest crime rates in the entire country.
New Jersey is like D.C. You have a bunch of rich and a bunch of poor segregated. This causes crime.
New Jersey has some of the lowest crime cities, and some of the highest crime cities. People from out of state come in to do crime.
You also have huge risks of hurricanes, tornados, flooding, tsunamis. Flooding is probably the worst part.
You can buy a 2 acre house and property with mineral rights for $75,000 in oklahoma. But, you better have a bunker for tornados, and insurance for tornados.

It may not seem like the hood, because it was repurposed for the sake of real estate. Your buddy got hustled by realtors.
Literally real estate lobbyists lobby for goverment agencies to under report crime for the sake of selling property.
