The house flippers are back full force.

Just fuarking LOL@the housing market in my area. About 25% of homes on the market are flips.

Joker "investors" are:

sending out mailers to owners of distressed homes
buying for pennies on the dollar
changing the floors
painting the walls gray
attempting to sell for $200k over what they bought it for

Just fuarking LOL@any ******* that either buys or sells from one of these jokers.

They're like the car salesman of the housing market.

Also means that we might be headed for another crash. This chit always seems to happen right before the market tanks.

Hard money lenders aren't giving out loans. The writing is on the walls for flipcels.

Despite this I see the wholesaler/flipper groups in my city are getting tons of action. 70-80 people at every meeting that you have to pay to attend.

Meanwhile at the landlord meetings we get like 4 dudes at a bar talking about tax strategy, sharing contacts, writing solid leases, syndication, financing etc.

Slow and steady wins the race 99.9% of the time.

Buy a home in a top school district with upper middle class residents near a major employment hub, ensure the home is not right next to a freeway or something hugely negative like that. Value of your home will hold and you will be protected from market downswings (there are always people willing to pay for a good education for their kids).

Airbnb is gonna be huge next year IMO. People who didnt travel this year will travel more next year. If you buy something for relatively cheap you can make huge profits in a desirable/vacation area. On one of my homes I get almost 4k a month from Airbnb after fees. The home is only a two bedroom/3 bath.

My plan is to buy a luxury home in a vacation area. Luxury homes will be hit the hardest when the market crashes because there wont be many buyers. Then I will rent it out on airbnb as a party house/vacation house. You can easily rent out a home in Cali for 400-500 dollars a night when its a luxury home.

I have looked into lofts/APts on the beach for possible rental/flips but the HOAs are absurd, like 800+ and 1k+ on higher end places.

I've been thinking of buying a 25-50 unit apartment complex in a lower cost of living area (I live in NYC area - so I'm thinking FL, TX, OH, AZ, GA)

I need to do a ton more research on finding good deals, the pitfalls to look out for, finding the right management company, etc.

I've been dumping all of my cash into the market for the past few years which has been great, but I'm interested in learning more about real estate (not interested in flipping homes, more like owning apt. buildings)

Well, sucker born every minute, so move to an area with a low average IQ and have a party.

I live in southeastern VA and the average IQ is legit around 90, and that's being generous. People here are dumb as fak, myself included.
