Hello misc,

I am looking for off grid land. I will be ready to buy in January. I am looking for at least 2 acres. Would prefer 2-5 acres. Looking for at least 2 hours away from a large city. I need property that has little if any restrictions on building. I will be building a 24 x 30 timber frame home. The things I won't be able to do myself are the septic and the well unless it is a shallow well ~20 feet deep. I will only have ~$15,000 for the land. I am looking at Missouri or Maine primarily. In Missouri I am looking for land south of I-44 and in Maine I am looking for property in piscataquis county. I know everywhere has it's pros and cons. In Missouri I don't like the personal property tax but I am told it isn't that much and for Maine the shorter growing season and the wet areas needing a 4 wheel drive will be a problem. My truck is 2 wheel drive and I don't plan on buying a different truck. The other places I have considered are East kentucky, W. Virginia, North Arkansas, and Tennessee. Everywhere has their pros and cons. I am wondering if anyone has any advice for where to settle on? And if there are other places to find land listed online other than the main places, (landwatch, craigslist, realtor.com, zillow, etc). I figured a realtor will not be willing to help since they won't make much money off such small amount of a purchase. I may take pictures of parts of the build but I dont plan on filming because my life isn't a reality tv show and I dont want to be slowed down. I want to be able to be as self sufficient as possible. I do not plan on having perfect land, but I need somewhere that will not get flooded, and not on the side of a mountain. I have to be able to access the land with a truck. I would prefer somewhere that is wooded and not logged recently for timber. I don't mind some rocks. I have to be able to be allowed to camp or park a trailer for 180 days.

I don't know much about this, but realtors in small towns will gladly sell you a parcel of land no matter the size. Also make sure it's "legal" to live off grid wherever you're looking at buying.
