How to drain a hot water tank?
One of my renters called and said there is no hot water and that there is water around the floor of the hot water tank. It's at least 30 years old, so I figure there is a pinhole leak from the tank rusting through. I shut off the water supply valve, unplugged the power and attached a garden hose to the drain valve and ran it out the door. Opened up the drain valve, but nothing drained out the hose. So I turned on the water supply valve and could get a trickle of water to come out the hose along with a bunch of white sediment.
When I turned off the water supply valve, the flow from the garden hose stops. I figure there must be several inches of sediment at the bottom of the hot water tank that is impeding the flow of water.
How do I drain the tank in order to remove it? It's a 50 gallon tank. The water alone weighs 400 pounds. Could I remove the inlet pipe at the top of the tank, insert some rigid vinyl tubing and siphon it out?

Open some faucets. Water isn't going to flow out of the hot water heater without you allowing air to flow in and "fill" that volume. Slightly open all of your faucets. They are going to need to be open later anyway.
Once drained, refill it, then drain it again. Refilling it stirs up sediment. Might as well get as much out as you can before to re-prime the whole system.
When done, refill it and go around to each faucet one by one. They'll sputter as the air comes out mixed with water, but when the flow is back to normal, shut it off and then go to the next one.
Alternately, you could hold the release valve open while you do all of this. I prefer doing faucets though.
