What will it take to crash the housing market (finance brahs)

Was thinking about this the other day. Are the numbers a facade right now or is this just foreign money and big boys buying up "investments"?

I dont beleive anything im asking the finance brahs what they think (also the interest rates are being kept artifically low by the fed right now which im sure is playing a role)...

And noone gives a fuark that you are with a white girl people keep to themselves. Its HOT AND HUMID for about 9 months out of the year but other than that its pretty nice. Beaches, beers and bitches bro!! You can come with me and richstrong and slay some elder poon at the old folks home.

I do property Management only have 5 people out of 250 not paying. And I know another that only has 4 out of 500 not paying. The news is hyping it up.

I'm in Las Vegas too.

There was just a thread on this, and the conclusion was:

Banks will sit on foreclosed houses.
Investors will be doing the majority of the buying, often before houses are even on the market through various devious tactics.

Thank 0% interest rates.

They've already started in my area. Well over 25% of sales in the past month are to investment companies. Scary thing is that they seem to be shell companies.

TLDR; We're not seeing another crash. What we'll see is the banker and investors fuarks controlling the market and profiting while laughing at us plebs.

It's not in the interest of politicians to tank prices when they often own multiple themselves.

Think about the people who run, how many have truly lived below thee breadline, genuinely not knowing where their next meal will come from. How many were forced to leave home at 16?

Not many, if any. They don't represent the common man.

If you want a home before the boomers all kick the bucket you need to do it the hard way, save your ass off, buy in a cheaper area and sell once it's Value has risen. Repeat until you can afford in a desired location. This might mean you need to employ a family member to manage your property srs.

Otherwise buy in with somebody you trust, write up a robust contract where certain conditions must be fulfilled ie their share sold to you at a discount for early exit. Then rent out extra rooms.

At this stage - I am not sure you can collapse it - the Fed has protected housing so hard with low interest rates and the government is preventing bad situations from deflating that people literally have no mortgage payments for many months that it won't come out for a long time they have to true up over a year.

The government is allowing these situations to maintain even though it just digs a bigger hole.

At a minimum - 12 months+ another 9 months for foreclosure.

So, 21 months. That would bring us from May on 2020 to February-March of 2022 before the hit happens.

I think it’ll slow down and maybe “correct” a little but not crash like 08, there are a lot of landlords being fuked over in a lot of places with eviction moratoriums, and things are being propped up by federal dollars.

I could see a little downturn in a year or so, for example you won’t see $1m homes at $475k like in 08, maybe a $1m home will potentially be $800-850k for a while

All over vegas. Yeah we managed 250 properties for investors. all are rented out only 4 people not paying rent.

We're doing pretty well...Getting full price offers in less than 48 hours on most of our properties for sale. Having another 10 more going on the market in the next month and I'm working with 4 buyers at the moment. The real estate market is strong. Very low inventory drive prices up.

This. I also live near Tampa. A house sold in my neighborhood. Suburbs, plot of land so small your neighbors are right on top of you, house itself looked chitty it wasnt quite a tear down but almost a tear down probably from late 60s early 70s id guess.

Holy chit. I just don’t see this as sustainable. Yes lots of people want to live in florida. Yes a lot of rich people buy property here as an investment. But once the economy downswing starts and people are getting laid off and as said already lots of people arent paying their mortgage.. yeah im predicting the market drops in a year. Btw i expected this house to be maybe 150k tops. But yeah whats going to happen is as people stop paying the mortgage there will be too many desperate sellers just trying to get some of their investment back looking for a quick sale and thats gonna push the market down. Just my opinion / speculation

Depends on the market.

They make it easy to buy assets that don't perform well like houses or condo's.

The entire thing is a ponzi shceme.

Brb 3 percent down conventional loans available for condos or house
Brb need 20 percent for multi unit properties that will cash flow

Yeah I know you can technically FHA a 3/4 flat. Most banks are not wanting to write loans for those and will try to have you pay PMI upfront or some other shady tactic.


When I was looking to buy these banker clowns tried so hard to con me into a house or condo.
