Not sure about the only fans part since it wasn't a thing back then, but couldn't tell you how many shot girls/bottle bitches I know that turned to real estate when they hit that wall.


It usually goes like

1st. Hit wall
2. Settle for beta provider
3. Get real estate license when they find out dude was frauding how long the money really was.
4. Go back to bartending a few nights a week.

Pop out a kid usually between 2 and 3 so by time they reach step 4 its some hole in wall with dollar beers.

I think people make assumptions based on how expensive houses are (fat commissions) and the fact that only the successful agents are visible (survivorship bias)

So yeah just get your license and then sell a 500k home every 2 wks - ez, not srs

I honestly don't see how agents haven't been replaced yet. Completely unnecessary middlemen who raise costs for both parties buying and selling.

I don’t know anything about real estate but I’ve always wondered the same thing lol

Maybe the agency offers the platform to connect more buyers and sellers thereby facilitating price discovery? That’s just a guess I have no idea tbh

I know they pay to have access to some sort of database that let's them see detailed info on properties. Dunno if there's anything else they have. I mean every real estate agent is basically a bartender. It's not like there's some massive knowledge barrier that couldn't be automated. The last agent I worked with was ****ing retarded.

It's because there are three types of residential sellers.
1. First Time Sellers
2. Experienced Sellers who have more free time than money
3. Experienced Sellers who have more money than free time

Groups 1 & 3 either need an agent or would much rather pay an agent then try to cobble together a sale themselves. Group 2 usually thinks they can do it, and ends up fuking it up in some fashion.

For a simple straighforward transaction in a hot market, a person could probably figure out their own transaction without getting screwed too badly. Most people who have bought and sold a few houses can probably do a better job than some bimbo female who is fuking clueless. But anything more complicated, I've seen a lot of people try to do things on their own and completely fuk it up or leave a ton of money on the table.

I didn't realize the value of really good brokerage(I consider myself a really good broker) until I started seeing what happens when people try to do things themselves. Often I'm picking and choosing clients who I'm giving a $400k windfall to, and they're only paying me like $50k in commissions. I have a guy right now who I could have gotten him $1.8M for his property, but he decided to sell it to the neighbor for like $1.1m because he was too cheap to pay an agent $50k to do it right. Literally is losing a decent inheritance for his kids by one dumbass decision. I also don't sell residential, that would make me want to jump off of a bridge.

These guys make a really good point that the real estate agent has an incentive to sell your house ASAP, get it over with and move on to the next sale, because waiting for a slightly higher price barely increases their take.
