Mind Decimated about US Property Tax

My Texan GF and I have been looking at a home in San Antonio. After doing some research, I realized the cost of real estate is not cheap at all. I always thought Canadian home prices were high, but once I do the math, it's almost equally expensive as US costs due to your insane property tax. For example, we are looking at a $275k home with 7.5k property tax. Wtf is that chit?

For comparison, I have a house near Toronto that's worth approx. 700k with property taxes being a whooping 3k a year. My second home is in a city of 350k population, worth around 650k with a 3.3k property tax bill. These tax bills are on the lower end so I'd say the average property tax bill for a million dollar homes is between 4-7k per year.

Also what the hell is HOA? In Canada, our taxes pay for parks, community centers, maintenance... where the hell do your property taxes go if not to maintaining your own neighborhoods? I've been to a few cities in the US and Canadian cities are way better maintained although we get destroyed by winter every year and have to repair roads annually.

High property tax vs low housing costs is absolute chit compared high home value with reasonable property tax. It appears building wealth with real estate is a way better option in Canada and unfortunately thats why half of the country is owned by the Chinese.

Is this America wide? I only really looked into Texas but researched other states tax bills and it seems high across other major cores. Please discuss. Am I missing something? Would I have to look into the boonies to get some low costs?

Property tax varies wildly from place to place, but how TF is it $7.5k for a $275k in Texas? My jursidiction has some of the highest property taxes per unit of value in the whole country and that's almost as high as it would be here.

In the Phoenix area, you'd be paying way less than $1k on a property at that price.

7.5k property tax on a 275k home doesn’t sound right. Are you sure it’s not property tax and home insurance being lumped together? I pay around 8k for property tax and home insurance and my home is double that. HOA is a community feee for whatever they provide, like amenities, gate guards etc.

The area is within San Antonio the posted tax rate is 2.74%. I was reading New York and New Jersey have some of the highest in Country.

That's obviously incorrect as 7.5k is too high.

Texas is known for having high property taxes though, but with 0% income tax it evens out. Other no income tax states like Florida or Tennessee have lower property taxes.

It depends on counties, cities and 'special districts' or whatever they're called that are usually in existence to pay for specific new infrastructure.

Don't forget to lookup things like homeowners exemption, which ususlly decrease your taxes on your primary property significantly

Just whatever you do OP, don't move to New York, California, New Jersey, Massachusetts, or Virginia.

If you think high property tax is bad with no state income tax, imagine what it's like to have high income tax, high property tax, and high sales tax. Hell, Virginia even taxes your car on top of it all(srs).

Then, all of the above states are in almost every aspect of your personal life. Want guns? LOL. Want fair treatment as a straight, white male? LOL. Want to wait less than 4 hours at the DMV? LOL. Want road construction projects to finish remotely on time? LOL. Want housing that is affordable? LOLOLOL. Want to do anything without a million permits? LOL. Want to travel 4 feet without hitting a toll booth? TROLOLOL.

Texas has high property tax

Just for reference check out some houses around Denver or Phoenix, they are usually around 2k prop tax

I'm in ILlinois, a 400k house here will probably have 9-11k property tax with is ****, fuking dems screwing up this state, at least Texas doesn't have state income tax which kind of helps with the semi high prop tax

Friend's wife's parents own a few homes in Scottsdale about a million a piece and property tax is like 3-4k per house.

Yeah. I live in Denver and we have a 4.65% income tax which more than makes up for the property tax difference, not to mention the house will cost 2x as much to begin with.

Thats about how much it costs in Illinois but it depends on the county
If you can get in cook county you will “only” pay 2.02% but nearby will county can easily reach 3% and ive heard as high as 3.5% which is absured

Lol at ppl in most states claiming they didnt lose money on their house or that they sold their house for a “gain”

Houses are bad investments these days unless u can buy without loan or very high down payment and even then u need to live in a low tax state

Varies widely depending on where you're at.

In my corner of upstate NY, you can have a very decent, even slightly luxurious home in the city for $200k. You will also pay $8k/yr in city/school taxes. In truth, you'd have more equity at the end of thirty years if you bought the same house for $400k in a lower-tax, higher-property value somewhere out west.

If you're willing to live twenty minutes out in the sticks, the taxes drop precipitously, but your neighbors are all insane wannabe-farmers and the one road into town is blocked when it snows and the power might go out if the wind blows real hard. So there's a trade-off there.
