My company will find me work down south, going to buy a house. pls help

Been looking at homes and properties down south specifically Arkansas, Mississippi, Alabama, and Tennessee

any miscers have any thoughts or insight to consider for a first time home buyer? do's and don'ts? would it be wise to contact a realtor in some areas that i'm interested in?

I want to be in a predominantly rural area with acreage but not so far away from civilization that I need to drive an hour to the nearest grocery store

pls help brahsI feel like a fish out of water

Tennessee or Alabama out of those options.


Birmingham is an absolute sh*t hole but Vestavia Hills and Mountain Brook nearby are nicer areas. I also went to school in Auburn and loved the area, though it's very much anchored by the University. You look north of the campus and there's a lot of nice houses/neighborhoods in that part.

I'd probably scope out Chattanooga Tn area. I know people that live in Birmingham, AL and they love it. But I haven't been there.

I think Gordon’s advice is good (renting for 6-12 months in the area first to get a feel)


But honestly man, super jelly. The housing prices in the northeast are insane, and the climate here 33% of the time is dog ****

Strong this. Don't recommend buying a house in an area that you never lived in before. You might hate the entire state for all you know and want to go elsewhere.

right now is the time to buy because of interest rates, Biden is sure to **** that up so I would do it soon.

The newer the place the better, houses run into all sorts of problems so if you dont want any headaches/unforseen costs adding up get a recently new build.

A realtor is good because they can navigate you through the process which can be a "little" complex if you dont have a clue how the process works and they can run you through all the paperwork and get you in with a good lender and hopefully they or the lender can advise you what to do to lock in or lower the interest rate you first get.

i agree man i'm trying to get this done before everything goes to ****. How new should it be? ~10 years? ~20 years?

i have an aunt and uncle who are successful realtors in South Carolina - my hope is that they will walk me through the process and help me find a fantastic place for a bargain

- Most of them suck donkey dikk anyways so GL
- Read your p & s agreement front to back and dont take any realtor at their word over anything
- If you purchase a new build, you can pm me if need be, I just did, learned a FCKTON and some major do's & don'ts
