I got 10K to invest. Want to throw into REITs to diversify.

Live in California investing in Real Estate is a huge commitment, a tiny plot of land costs over $100K. (Empty land that may not even be zoned for building)

It looks like in Alabama, I could buy a good amount of acreage though.

there was huge opportunity for retail REITs during the pandemic dump. SPG, MAC etc. even if outlook is not great for the next decade or so

best long term would be multifamily and industrial categories

VNQ (Vanguard's REIT ETF), O, STWD

The only point I see to investing in a REIT is if you're retired and using it for dividends and you don't care about overall return. If you're going to hold REITs at all for their overall return (dividends + appreciation) for whatever reason, at least hold it in a Roth IRA

I don't mind risk, but Annaly is a no for me. Did research on it years ago and something about it I didn't like.

To get in early.

IIPR used to cost $20, now it's almost $200.

Offers $1 dividend per share.

Another is diversity.

if you want to retire early, why are you withdrawing the cash and paying income taxes on it now?

in other words, the dividends dont matter at all since you're re-investing them anyways, you'd have the same end effect on net worth by investing in a security which pays no dividends. just re-allocate your portfolio once you have enough capital to actually retire, otherwise why does it matter how much in dividends you receive today when you're still not retired?

you have a better chance of building more wealth long term investing in QQQ than VNQ
