Weird flex, but okay. It's a bubble for sure, but there is still plenty of demand (amazingly). I thought the market was overbought 10 years ago and it keeps going up, so who knows when it will pop. Don't ask me, market timing is difficult. That said, the RBA recently said they are going to do everything in their power to lower house prices, excluding raising rates (lol wtf else they gonna do?). So I wouldn't like to be holding a big bag atm. Low leverage and as much cash/collateral as possible ready to buy low on the next big dip would be my plan.

They could be more selective in who they give a mortgage to. Require greater % down, require lower debt to income ratio etc

But ultimately we need more homes

The big one with Australia relates to Financial Crime. If Aussies knew that their houses are more expensive as Australia is a massive Financial Crime haven they would be shocked and angry. Labor I heard are ready to push this AUSTRAC have have known about this but have allowed free reign on Australian Real Estates. That's why you hear stories about some Asian real estate agents worth millions, they are just peddling criminal money into Australia if these rich agents were in the US they would be in Jail. That could put some pressure on.

Seems to me that apartments in inner Sydney are cheap but houses are going through roof.
