Should I evict my sister?
my mom died (wooohooo) and I inherited her rental properties. she has 2 4plexes so 8 1 bedroom suites. The bottoms ones are 950/mth and the top are 1050/mth (not sure why - my guess is top is better). They are all full and my sister lives in one of them BUT she only pays 450 for a top floor. I guess our mom gave her a heavy family discount. She is a lazy person. Never had a FT job, fat, no BF, dropped out of school like 3-4 times. Just lives off welfare and disability (mental illness). She is a loser pretty much and parents always paid her way. Well I do not want to support her lazy ass - she can go rent a room for that price. cuz of covid I cant up the rent but I can evict then set it at 1050/mth for new comer. Do you think this is to harsh? I'm basically losing 600/mth with her there.

The biggest favor you can do your sister is to evict her or charge her full rent.
Check the lease for terms. If there is no lease then you have to give 30-60 days notice, depending on your location, then she either leaves or signs a new lease. If she doesn't after the written notice then you can start the eviction process.
In fact, in most places you can legally mandate a new lease when the property changes hands.

Wait why did you inherit your mom's rental all by yourself? Shouldn't a dead parent's things be distributed evenly among their kids? YOu should give half of those rental units to your sister you greedy bastard.
