lol OP. As a late investor of DOGE (at its ATH), I am basically an expert in investing by misc standards, and I can tell urine idiot. Also, my wife's boyfriend is a real estate agent and he told me that house prices are never going down and that I should retain him as my agent to procure me real estate ASAP.

Real estate prices aren't going down ever. With inflation comes higher real estate prices. Biden is also increasing mortgages from 30 year to 60 year for people that can no longer afford the 30 year payment. This also doesn't take into account foreign investors and rich people parking money in real estate since bonds are ass.

I’m already doing that with offers that leave a bad taste in my mouth and no ****ing leverage whatsoever. It’s unsustainable but at the same time it’s now or next year at 9% more most likely. I think they say that in regards to consistent investing/saving (e.g., dollar cost averaging). Pretty sure they don't say that for big, one-time lump sum transactions, like putting a down payment on a house. But IDK, maybe Berkshire Hathaway is sitting on a fukton of cash right now and really not doing very much because Munger and Buffet are rEtARdeD.

dude some of the homes im looking at are scooped up within hours of being posted

i definitely have some $ to put down but i cant buy a 250k house out right with cash like some of these people

it is craziness right now

Exactly. I just started trading last month and already made bigger returns than doomers who say we are in a bubble. Clearly they've been wrong for 15 years, the economy is extremely strong, and prices can only go up, it's basically free money.

housing market in cali is crazy. I was shopping in 2015 and backed out because I thought prices were high then.. wish I'd bought now.

Tempted to get in with something small just in case the market never takes a significant dip and I'm priced out forever but time will tell. I just don't see how the average household income is paying for these crazy mortgages...

Janet Yellen mentioned that "maybe JPow should raise rates" and the stock market immediately took a chit. Housing doesn't have the inter-day volatility that stocks do, but it's fun to see that the big boys (including institutional real estate investors) KNOW they're leveraged to the tits. Gonna be joocy when rates do go up.

It's not rocket science. Bought a house in 2009 for $275k.. Paid off $160k of original mortgage over the course of 9 years, but in 2020 the house is now worth $380k. Sold that bitch and now I have over a quarter of a million in cash for a house, plus any cash that I invested earning compounding interest over the 9 year span.

This is one basic example. Just up all the numbers for the *******s that bought 500k 2 bedroom homes in southern Cali, and have now moved to your budget friendly state after selling their 700k home they bought for 500k, but the house they're looking at is a measly 425k. Boom sold

They refinanced other homes to gain that cash, yes that's the issue. They have to pay taxes on those houses, they're not just going to let them set. There is a latent supply not reflected in current prices.

But yes, the article is partially correct in that investors are buying heft amts of real estate..but also you odnt have widespread fraud going on like there was back then.

Additionally, the housing market wasn;t significantly effected back then in my area
