Closed on my home sale yesterday. What a journey.



It's been a hell of ride but worked out in the end.

In March I worked with a new RE agent, guy I met at the gym. he insisted on helping me in the sell process. he seemed chill and im a noob in real estate, so i was just going with what he was saying. he had me sign a sales contract OFF MARKET with a buyer. I was going to list for $435k, and I agreed to sell for $440k. I find out after signing that the agent had been helping the buyer for months with no luck.

Luckily the house in front of me was selling too, and they were getting offers for $475k. I realized that I was getting screwed on this deal by not listing cause my house would get offers in that ballpark too. had to fight like hell with the broker to get them to convince the guy to cancel the sale. paid $5k to the buyer out of pocket to cancel.

after more headaches back and forth with the broker, i finally was able to terminate the listing contract..

I saw on IG a former MISCER who i met 5 years ago bought a home here in Denver. I ended up working with his newbie agent. & his agent helped me with the listing and sales. we listed for $455k, and sold for $515k. Just closed yesterday.

yeah well i bought my house 2 years ago for bout 350k and just sold it for a million.... WOOOOWEEEEEEEEE!!!!

congrats mayne! That sucks about having to pay 5k to get out of that initial deal, but glad to hear you got it worked out and go the real value of the home in the end. I'm sure you learned a valuable lesson you'll remember going forward.
