Who do you reccomend for a mortgage

I am looking to buy my first home this year, and already spoke to my credit union, and they will give me a 3.125% interest rate, but does not use the down payment assistance program. Bankrate.com showed me that 'Interfirst' mortgage has a 30 year fixed for 2.99%
ZERO Lender fees
ZERO Points
ZERO Underwriting fees
ZERO Processing and ZERO Application fees. This is according to the email I just got from them. I would like to go through with using the downpayment assistance program I am able to use.
A problem I'm seeing in my area is that there is nothing with a garage for under 200k anymore. Prices are insane

I used Interfirst for my refinance and highly recommend them. The 0 fees is 100% legit.

I think they are good people. The refinance process was super easy and smooth. Everything was 100% as they told me. Out of 2 mortgages and 2 refinances I've done, this was probably the easiest company to deal with. Pretty much everything is done online.

They also didn't spam me with calls and emails like other companies I talked to and got quotes from
