Every 10 years real estate agents flip over. There are maybe 5 million people involved in real estate now. That will reduce again after the bust down to 2 million and a bunch of new slots will come in and take your place. Just lol at Real Estate as a career.

During 2006 or so people jumped in to be agents, appraisers, inspectors, or lenders because it was almost impossible to not make money. Then the hard times come and only the determined survive.

Saw alot of people go from selling luxury homes to doing $150k short sales in 2012

Basically what is happening now. When I had 4 Uber drivers in Houston last year in a row tell me they were studying their real estate licence I knew the bubble was on.
