So sick of house hunting

Just lost another bid. I offered $70,000 over asking. Waived inspection.

Competitors came in with $300,000 cash waived everything, released earnest money, and contributed $20,000 to sellers closing costs

BRB living in a fking shoe box. Haven’t felt this depressed in a while.

We had to bite the bullet and decide to spam offers at once. We lost the first few and said **** it. Found six houses that met our criteria and put in offers on all six at once on the same day. If we'd lost those, would have picked six more immediately.

There are definitely houses out there. It helps a LOT if you have a seasoned agent. Part of why we got our house was apparently offering two weeks free lease-back to the seller. Would have never even thought about that. Same with writing an offer with a huge amount of earnest money, which we did.
