$300k for 824 sq ft sounds like a lot for that place. However, real estate is very local and I don't know anything about the Phoenix market, so it may be the going market rate.

Either way, congratulations and agree you should delete your exact location.

Looks nice and fresh. Not a fan of Townhouses, looks pretty small, my apartment has more sqft. The appliances we can see look nice. HOA and property taxes are cheap so that's good. I assume your backyard is gonna be shared but looks nice.

Not familiar with the area so can't comment on price vs. area, nor can I comment on the location.

I'm sure you're aware but it doesn't seem to have any laundry appliances, so you'll have to buy that separately it seems. I dislike that it's in your garage, but what can you do.

Wouldn't buy, but think it's a good starter home / 10.

I'm still a rentcel though so what do I know.

Backyard is not shared. Yes it’s small but it’s hard to buy a house in AZ rn. All our offers are getting outbid by cash offers. Plan is too sell in 3-5 years and use DP for a real home

Curious what your income is, and how much of a down payment you're putting in, but that might be too much info.

I was thinking about my first house, which would probably be 2023-2025, being roughly $350k-450k. I'd want to have 20% down, 30 years fixed rate. My base pay currently in 2021 is $80k but I gross ~$110k this year, by then I'll be closer to $90k base pay with maybe $125k-130k gross. They always say to avoid going above 4x your gross income, some even say 3x your gross income, when it comes to house price.

$60k base $80k with OT

I’m getting an FHA loan so they cover 5% down I cover closing costs.

I would save up more but I’m 27 I’m tired of renting . Made mistakes when I was young and went to school late so FHA loan was my best option rn

Buying now and at your age is the best move. Anyone else your age who is not buying will end up like today's Californians regretting they didn't buy back in the day when it was still affordable. AZ is still affordable, but won't last long. We are living in unprecedented times, where inflation is the worst it's ever been, even worse than the Carter era during the 70s. Never seen inflation sky-rocket like this before.

So yes, smart move and good job!

You can't time the market and although some will say it's too high, they don't know. I think that the market will cool at some point but we won't see the kind of dip we saw in 2008 nor will it drop to 2012 levels. I honestly think that inflation is going to come right back up and keep the prices up there. Then again it could keep going up. Home ownership is a long game strategy.

Op, I purchased a old unit, 2 bed, I bath like yours, except way older, from the 60s. Never renovated, never had work done to it. Got it for 240k. In 2 years I took on head manager and I have transformed the entire building, adding security gate, fresh paint, maintenance and gardens. It was neglected for a long time by the managers. 7 apartments in the block. I've almost completed my reservations to my unit and it went from 240k to about 350k in 2 years. I've spent about 20k so far on it. None of the other owners have thanked me for restoring the block, they love to live without responsibility or pride. They prefer squalor lol. Anyways, I'm all about restoring things and giving them new life. It was hard work, but to look at the end result, showing before and after pictures is awesome. The profit is good to.
