With the stock market and crypto tanking, is real estate next?

What are the chances we see a major correction in 2022 for real estate?

800k buys you an absolute SHACK where I live. The average joe cannot afford life anymore. There is no way this is sustainable.

Something has to give because people cannot afford life anymore. People are charging 2500/mo to rent a basement where I live.

Real estate is too localized to make broad calls IMO, this year's property tax assessment is the first where my house has increased in value since building like six years ago

But a big pullback in real estate values would destroy a huge amount of wealth, and I'd sooner bet that won't happen

Rents are still high. Interest rates are still decent. There’s no subprime crisis this time around. I don’t think prices tank but housing may get more affordable in a few years if supply catches up and demand goes down( rising rates).

Interest rates going up = home prices going down for the same monthly payment.

Unfortunately for you, Canadabrah, the Chinese do not care about mortgage rates. Lots of em aren't in it for the money. They just want to have a place to flee too when Xi's goons freeze their assets and come to kill them or the tanks start rolling on Taiwan.

Supply either needs to catch up in high-demand areas or demand needs to shift around

But in Canada for example, Vancouver and Toronto areas have been skyrocketing because of demand and not interest rates. Despite the low interest rates, you can still buy 10 houses in parts of Saskatchewan for the price of a condo in Toronto.

Hell just drive a few hours out of Toronto and it's probably similar. I work with people in their 30s who own multiple properties in Saskatchewan, one dude has like 6 detached houses

California is the very first state that comes mind. Nimbyism can be pretty bad in wealthier areas where businesses are more likely to invest in. Your examples in Canada are ridiculous but something I think will happen to certain areas in the US as well.

Remote workers / WFHers meaning you dont have to rent a flat in london and can buy outside

I think when interest rates rise, then house prices might come down (due to people being massively overextended)

Real estate will always have value. There may be some bubbles here and there but it will always be a great asset

Shelter is a basic need and will always be coveted. Even if society completely collapsed and almost everything became worthless, food, water, and shelter would be the most important

I hope that inflation can be brought under control. Inflation hurts the middle and lower classes the most.

In theory higher interests should help lower housing prices. Though I have read that housing investments do well during times likes these. I suppose to that every locations real-estate market is different. i live in Florida and home sales are on fire. Many people are moving here due to the harsh lock downs in Democrat run states. Also the crime wave up north is having people pick up and move here. Home construction is good and healthy in the area I've read.

In California the situation is different. Building a home is more difficult there. I heard a troubling story about California and homes recently. A 95 year old aunt of my father lives in California. She is still healthy and lives in her home. She has a granddaughter that wants the house. Home prices there are to high for her to afford. As a result she is making life for her elderly grandmother difficult. She wants her grandma out of the house, and into a retirement center so she can move into the place.

There is still a significant amount of growth in nominal real estate prices left to go. This is a result of broad-based inflation but not value per se. Most central banks have said they won’t raise rates until wages start rising.

A lot of people upgraded their home due to the pandemic.

Also there is a flight to safety in assets such as real estate and gold when stock markets and commodity markets are volatile.

Some investors have been sitting on the sidelines due to perceived risks about rent moratoriums and collecting rents. However higher rental yields and asset prices (even nominal prices) will bring them back into the market.
