Valued at $350k pay $1700/yr. Colorado actually has very low property taxes. We pay out the azz on car registration taxes, but most everything here is sales tax driven, keeping property taxes low.

Our properties are only levied tax if they are rented out

So we get the tenants to pay the tax (plus everything else)

So between $600k-$1.1million in purchase price, and zero in tax

From Il (Green Oaks/Libertyville) the taxes are insane, believe it' based off of schools in the area

Own 2 homes in CA, one is worth a bit over 800k, taxes are 4k a year, the other house is valued at 550k taxes are 3k a year

Cali = 1% + any local bonds assessed. Assessed value cannot increase more than 2% each year. Starting assessed value is the purchase price.

Paid $305k. Taxes are ~$3400.

Edit to add: According to Zillow, current market value is $620k

just get a senior family member who doesn't own a home to "own" your house and bypass ever paying property taxes but you will have to sell it before they die.

I pay about $25k per year in property taxes for 6 properties.







Not to worry though, my tenants pay me $194k in rent for 2021. Drafting their rent raise notices as we speak. Tradie labor went up and that cost needs to be offset.

Canada brah here. High earner in LCOL area. Bought my house a little over 10 years ago for around 300K (nothing outrageous but definitely considered a fairly nice property for the area). Now probably worth about twice that. Property tax around 3K per year thanks in part to capped assessment. Mortgage is paid off (for simplicity) and the house is now a vanishingly small part of my overall financial picture.

Fluctuations in property value don't really matter unless you've overextended yourself, OR are planning to move to a different area or house with different characteristics (because a similar house in a similar area as yours will have gone up or down by a similar amount).

I don't think they come out to look but I'm not positive. But regardless my project is going to be fully permitted so it doesn't matter. I'm assuming the value after the addition will be about $1.1-1.2 million.
