Need help MISC buying land could be on fire(srs)

So my wife and my mom and I are in the process of buying land to build a couple cabins on to live/rent out in the Pigeon Forge area, our offer was accepted a week ago and we are desperately trying to find a soil test person for a septic tank size. Well two days ago Wears valley caught on fire and we had some NASTY winds that made it into a complete nightmare, ended up burning 3000 acres and then spread further out towards my land. They evuacuated the area where my land is so I'm not sure the status of it.

Our offer was 71,000 cash. WTF should we do if it does burn down? We can amend the offer according to my agent, but what should we offer if its just dirt? My wife is miserable for land because its selling so fast out here from all the californians moving to Tennessee. I was thinking to drop the offer like like 58k and walk away if its rejected. Thoughts? BTW Gatlinburg was extremely close to burning down again as well.

Its a highly desirable area that they will eventually rebuild. If he can scoop up property to hold for the long term its not a bad play.
